New H1 price changes coming

You may have heard or seen media articles about the NZ Building Code amendments made by the government to improve the living standards for all New Zealand dwellings. This does significantly impact the cost of a build.

What are the changes?

The changes include improvements to the roof, window wall and underfloor insulation requirements. They have occurred as a result of multiple consultation processes with the industry, including architects, designers and builders. They represent the most significant changes to the Building Code in more than a decade.

The H1 Energy Efficiency Building Code changes for residential and buildings under 300 m2 will come into place from 01 May 2023. MBIE is proceeding with changes to the roof, window, wall, and underfloor insulation requirements, issuing the new H1/AS2 and H1/VM2 for large buildings over 300m2 from 03 November 2022.  This aims to reduce the energy needed for heating and cooling by 23% on average across large buildings over previous minimum status quo requirements.

Why are the changes happening?

New Zealand building code construction standards are playing catch-up with similar countries with similar climates. Some New Zealand homes that remain standing, were constructed over 150 years ago, and whilst they have undergone improvements over that time, many remain damp and mouldy. Research supports that this can seriously impact the respiratory health of those living in them. Fortunately, most new homes are already constructed to a standard very similar to the proposed changes and are watertight, warn and energy efficient.

However, it is excellent to feel assured that the industry will now be building to a standard that will not only have health benefits for kiwis but the homes’ energy efficiency will positively impact household energy costs.  This is a much-needed relief when living costs are putting pressure on household budgets.

What impact does this have on the building industry and me, the consumer?

With additional measures and materials required for homes to be compliant, unfortunately, that does significantly impact the cost of a build.
